Monthly Building Maintenance

A maintenance program for property managers and building owners: a set monthly allocation of hours per building at one base price. We walk the property, handle maintenance items, document conditions with photos, and write up work orders for anything bigger — nothing proceeds without ownership approval.

Site Visit & Firm Numbers

If the ballpark works, Ty walks the job, takes his own measurements, and puts together a detailed written estimate with materials specified.

STEP 03

Scheduled, Licensed Work

Permits pulled where city & county codes require them, and trusted crews and subcontractors brought in when the job calls for them — with Ty on the project throughout.

How It Works

For remodels, additions, and new construction with drawings, send the plan set and we’ll do a real takeoff — not a guess.
  • Submit your plans (PDF) with the project address
  • Plan review & detailed bid: $250 — credited in full toward your project if Milner is awarded the work
  • You receive a written, line-item bid, valid 30 days
The fee covers real estimating hours on your specific drawings and comes straight off your first invoice when we build it.
